Cognisant has been instructed to appoint a Head of Commercial on behalf of a well-funded Main Contractor. This is an excellent opportunity to lead the commercial strategy for a growing business with a strong reputation for delivering quality mixed-use and residential led projects.


Key Responsibilities:

  • Lead and manage the Commercial team, ensuring alignment with business objectives and the strategic commercial goals of the residential development arm.

  • Oversee the commercial and financial management of residential developments, ensuring projects are delivered on time and within budget, with accurate and timely reporting to the Commercial Director.

  • Monitor and manage compliance with legal and financial obligations, including contract terms, JCT Design & Build contracts, and banking covenants.

  • Oversee the procurement process, ensuring the successful appointment and management of contractors, subcontractors, suppliers, and consultants for residential projects.

  • Drive cost control initiatives, ensuring effective procurement strategies that maximize Return on Capital Employed (ROCE), managing expenditures on materials, subtrades, and other resources.

  • Collaborate closely with Construction and Technical teams to ensure the efficient delivery of projects that meet quality standards and deadlines.

  • Manage commercial risks throughout each project, implementing robust budgeting, cash flow management, and mitigation strategies for the entire project lifecycle.

  • Oversee the preparation of land purchase, construction budgets, and project completion analysis to ensure projects remain within financial parameters.

  • Handle dispute resolution processes and ensure timely and accurate contractual notices are issued, minimizing risk exposure to the business.

  • Lead and motivate the Commercial team, fostering professional development and succession planning to maintain high-performance standards.

What We’re Looking For:

  • Proven experience in a senior commercial role within a main contractor environment with expertise in JCT Design & Build contracts for residential developments.

  • Strong background in cost management, procurement, and financial oversight, with an in-depth understanding of the construction and residential development sectors.

  • Exceptional leadership skills, with the ability to motivate, develop, and manage high-performing teams.

  • Expertise in Quantity Surveying, Estimating, and Contract Management, with relevant qualifications and a solid grasp of JCT D&B contracts.

  • Strong analytical abilities, with the capacity to evaluate financial reports and make strategic decisions to drive project profitability.

  • Excellent negotiation skills, with a proven track record of managing cost/value outcomes and stakeholder relationships.

  • A thorough understanding of commercial risk management, the construction industry's supply chain, procurement, and regulatory requirements.
